Westminster Court Rehabilitation Project

FUNDING OF WESTMINSTER COURT REHABILITATION

We are excited to announce that the renovation of Westminster Court was recently funded through Massachusetts’ tax credit program. We and our engineering team of Simpson Gumpertz & Heger and Wozny Barbar Associates have begun the construction documents and are looking forward to seeing construction start this summer.

The Carl Koch designed, 1960’s era multi-family housing development is co-owned by Urban Edge and Westminster Court Apartment Tenants Association. It will undergo extensive exterior envelope renovation, indoor air quality mitigation, life safety and code upgrades, along with unit interiors common area and site upgrades.

ABOUT WESTMINSTER COURT

Designed in 1967 by Carl Koch Associates – often referred to as “The Grandfather of Prefab,” Westminster Court show many of the signature architectural elements of mid-century modern design: Flat roofs, concrete plank construction and curtainwall systems. The buildings are low-rise groupings made up of 1- and 2- bedroom units. Located in Roxbury, Westminster is one of a group of the area’s modernist housing examples that exhibits Koch’s innovation of precast concrete construction system. What we have learned is that this technology, while innovative in construction methodology and cost, has not been energy efficient or durable in our cold New England climate.

A NEW FACADE AND NEW LIFE

We are working with SGH to re-engineer the exterior skin for weather-tightness and energy-efficiency, while maintaining the historic mid-century modern appearance originally envisioned by Carl Koch. Construction is scheduled to begin this summer.
